The family really enjoyed the house. The floor plan is cozy and great for families. The host was very responsive and kind enough to allow early check in without a fee. There were a few mechanical issues most were resolved satisfactory.

The house was perfect for our group of 18 people, adults and children. Having Two dinner tables was great. Everything was great! Only downside could be that you need a car. The ski in / out is not really true. You really need a car. We were lucky that one of the families rented a car for the whole stay because the husband doesn’t ski. Walking with skis and boots to and from the bus was not a hit with kids. To far. So the car was perfect.

Great location! Beautiful views! Transportation within walking distance. Lots of space outdoors for children to play. House is beautiful; however, there were some maintenance and cleanliness issues. Doors on main level were hard to open/close and lock/unlock. There were mouse droppings in kitchen drawers and in master bathroom drawers on the main level.

I first need to say that River Ridge Rental did a great job on customer service, including a partial refund for a major broken service. Our only complaint about this stay was that the hottub was broken and unoperable until our last day. We would have appreciated a larger refund given the amount the hottub mattered in our selection. Other than that it was described as listed. We would have great reviews if not for the hottub or if they refunded an acceptable amount given the inconvenience we experienced.

Our stay at Sawmill Run Lodge was very enjoyable for our four families that stayed together for a ski vacation. The house was perfect for our size group, had all the amenities you could need, and was in the perfect location very close to Peak 8 of Breckenridge.The kitchen, common rooms, and bedrooms were all spacious, well-appointed, and the right configuration for our four families of adults and kids. The pool table and hot tub were amazing for the kids and adults, alike. There were no issues at all during our stay and River Ridge Rentals was great at communicating with us prior to our stay, during our stay, and after our stay. The entire process was smooth and easy.If our four family group travels back to Breckenridge, I would certainly stay here again. Highly recommended!

This house was just what we were looking for. A spacious first floor for everyone to be able to eat together, and a finished basement with a pool table, and large tv area, (which we were so busy it never got turned on!). Outside patio was so much fun to sit around in the evenings! The kitchen was amazing, very well stocked to cook just about anything you wanted. We did white water rafting, rented razors to drive trails up a mountain, hiked up the ski hills, walked into Breckinridge to shop and have dinner, and drove to beaver creek for Fourth of July festival. Every day was an adventure! We had one very small maintenance issue, which was fixed within a couple hours of our text to them.

Great house with plenty of room for our eight adults and nine kids. Aside from some minor issues, everything was great. The minor issues were: weeds growing in the front of the house; the exterior front door handle was inoperable; and, despite us shocking the hot tub after every use, the water turned on our last day there (most likely due to the floating chlorinator not having any chlorine tablets in it). The house instructions state that someone would come by to check the balance of the water for any parties staying at least five days, yet no one came.

We had a mixed adult and kid friend ski vacation. The house was great and closely located to peak 8 - not true ski in or ski out but short walk or less than 2 min drive to base. We had some unexpected maintenance issues that came up during the trip but the mngt company abruptly handled without having to relocate us. Plenty of space for 7 groups. Loved the hot tub and used it nightly. Plenty of garage parking. Would stay here again.

The house was everything is was advertised to be. Lots of space and huge bedrooms. We had three families and a few friends. There was plenty of room for all 21 of us. Everyone enjoyed the hot tub after a long day on the slopes. The house was close to the slopes and to town. Would definitely rent this one again.

The property was almost identical to the pictures, but much bigger than it looks. The common areas were perfect for our large family of 17 - the kids were only piled on top of each other if they wanted to be! The rooms were large, clean and well kept, kitchen was well stocked with appliances etc. I will bring salt and pepper shakers and kid cups next time. The home was perfect, but not so perfect (like if it had white furniture and carpet) to feel like you couldn’t relax with 9 kids. Hot tub was well-loved by all, table spaces sufficient for puzzles, crafts, and eating. The bunk beds were a big reason to rent this house, and they did not disappoint! Plenty of side rooms for gear. Loved the garage entry, and plenty of parking. My family loved the ambience and feel of the house. All this being said, some repairs are needed here and there. Loose screws and handles, missing shade, siding piece missing on eave over the master deck where animals could get in and moisture could cause mold up there. It just needs a tune up. We would definitely recommend. Thank you for helping us feel wonderful during this tough year of COVID rules!

Overall, we enjoyed our time at the Sawmill Run Lodge. It was a perfect place for our family to gather and have a long weekend. Overall we were satisfied with the property. The managementcompany was very responsive when we had issues with the internet and the grill. It was very well stocked. I think a few improvements would be bedding (comforters, sheets, etc). A blind was missing in master bedroom and a few key items in kitchen; cookie sheets, new knives and a few other basics.

The kitchen is very well stocked. They had small appliances that other places never have - like a mixer and griddle. We loved the outdoor space with the hot tub. It was nice and clean.

Fortunately we had 22" of snow the first 3 days and were able to figure out the ski in and ski out paths which was a bit tricky the first day knowing where to go. For our group of 18 family we had just the right amount of room. Kids/teenagers enjoyed the basement while the adults hung around the kitchen and hot tub after a long day of skiing. The town of Breckenridge was a bit frustrating finding a place to get a beer or eat with the limited capacity. Go down into town by 4pm and you should be ok. The heated garage was a nice touch for the cars and ski gear. The house is a bit worn and the couches need upgrading. Exposed ceiling off the first floor master on the porch was a bit concerning but no issues with leaking. Overall awesome time and the perfect get away for a big group as we entertained ourselves by making meals/drinks at the house into the evening. Thanks again.

We were here to celebrate my 50th birthday with friends and family. This had everything from all kitchen appliances to cook all of our meals, entertainment (TV, pool table, games, and jacuzzi) for all of the kids and adults. Plenty of space plus some for 8 adults and 7 kids, 1 dog. Perfect location to hike and take the bus into town. Would highly recommend booking this for family reunions and friends getaway. Owners were very responsive.

The home was very nice and location was good but there were several minor issues. Only one coffee pot and it broke (this was resolved and they brought 2 new ones (thank you!). Dishwasher worked good but door is damaged (hangs low). Dryer does not dry well. Ice maker never worked well and produced little to no ice. Hot water was too hot and could easily scald someone.

Our 6 grown children and their wives, husbands and significant others got together for the first time ever and this house was the perfect venue. There was private space for everyone as well as ample space to come together for meals and games. The location in Breckenridge is very good and offers many alternatives for getting out and enjoying the mountains. The short comings were fairly minor. There were no extra paper towels in the kitchen as an example and there is no recycling service which was disappointing. ( We took the recycling ourselves to the local recycling center) The listing for the home should make it clear that one of the bedrooms has only small bunk beds and only very small adults would be comfortable. This means that one of the couples drew the short straw so to speak. This may or may not actually be a short coming for other families or groups as young children would certainly love the room. The property management company was very responsive to our questions and overall I would certainly recommend this property.

We had over a dozen people in the unit with ages ranging from 83 down to 4 months. Every had a wonderful time. All of the bedrooms gave plenty of privacy. The amenities in the house are great...hot tub, grill (best one we have seen in many home rentals), plenty of kitchen pots & pans, pool room (used most nights) , etc. The convenience of the home to town, hiking trails, gondola was perfect...a short walk to any of those. The house is as nice as depicted in the photos and I would definitely recommend it!

The house was perfect for a large, multigenerational family. The multiple master bedrooms, multiple living spaces, and two dining tables definitely helped! The kitchen was well stocked - we loved the huge pantry and two refrigerators. But we had several maintenance issues including a broken bed, malfunctioning toilet, and broken clothes dryer. And entering/exiting the driveway was a nightmare - even with 4x4 vehicles!
